Screening Policies

$50 and payable in the form of a Check, Cashier’s Check, Money Order or Debit/Credit Card. The application fee must be provided with the completed rental application.

Applicants must be 18 years of age or older unless deemed to be an adult under applicable law with respect to the execution of contracts.

Applicants must have a minimum combined gross income of 2.5 times the monthly rent.

Applicants must have a minimum of six (6) cumulative months of verifiable rental or mortgage payment history within the last 24 months.

Guarantors will be accepted for applicants who do not meet the required rent-to-income ratio, denied on credit or applicants who fail to meet the rental history. The guarantor will be required to complete an application and pay a full application fee. Guarantors must have a gross monthly income of 5 times the monthly rent and meet the qualifying criteria identified in the Credit and Income sections of the screening policy.

A criminal background check will be conducted for each applicant and occupant age 18 years or older.

Amenities

Yes, one assigned space and additional unassigned spaces are available on a first come basis. Garages are available at $100 per month.

Our amenities include a pool, spa, fitness center, dog park, and playground.

Yes, we love pets! There is no weight limit, however, breed restrictions do apply. A deposit and pet rent is required. The first pet is a $500 deposit, and the second pet is a $250 deposit. We allow a maximum of 2 pets per home.

Standard appliances include a fridge, stove, dishwasher, microwave, and a full size washer/dryer.

We do not offer furnished apartments at this time.

It takes an average of 72 hours, depending on the verification timeframe.

You can pay by check, money order, cashiers check, debit/credit card. An online payment system is also available.

Yes, renter's insurance is required.

Xfinity can be used with our bulk internet service. AT&T is also an option.

Yes, we do have a lease break option, which is equal to 2 months rent and must be submitted at time of submitting notice to vacate.

Call or go online to set up SMUD & PG&E. Water, sewer, and trash is handled by the leasing/management team.

No utilities are included in rent.

Maintenance

Painting, carpet cleaning or replacement, and a turnover clean is performed.

Yes, on-site maintenance is available.

Call or email the leasing office, place a work order request through the resident portal.

During office hours we can accommodate, after office hours a locksmith must be called.
